What do I need to know -
All tenancies are subject to satisfactory references and Landord's approval, and will be almost certanly an Assured Shorthold Tenancy unless a company.
Rent is payable in advance, generally monthly and you will also be required to pay a deposit which will be held in our Clients Account under the Tenancy Deposit Scheme (TDS).
Responsibilities of a Tenant -
Utilities - i.e gas, electricity, water, council tax, TV Licence
Keeping the property in good order and paying your rent in accordance with the terms of the tenancy agreement and maintaining the garden (if applicable)
Finding a Rented Property-
Registration - On contact with our office one of our experienced Negotiators will register you, in order for us to have your contact details and discuss in detail your requirments and needs, this will enable us to assess which properties you may find suitable.
What will I need once I have found a property -
Once you have found a suitable property and terms have been agreed between yourself and the landord you will be asked to supply us further information relating to both your status as an individual as well as financial details for referencing purposes . It is worth bearing in mind that we are reliant on receiving satisfactory replies to all the references we have requested and therefore do allow yourself time when thinking about renting a property. We list below required details -
1) Current Passport or Driving Licence
2) National Insurance number
3) Details of your Employment - and if self employed your accountants.
4) Details of your bank
5) Your current landlord or Agents details.
In the event that some of this information is not available then please do not worry as we can look at alternatives for references.
On the day your tenancy commences after all the formalties have been completed a member of our inventory team will then accompany you to the property to read the inventory and take the utility meter readings.
Should you have any problems during the tenancy and your home is not managed by our company you will be advised of the Landlord's contact details.
At the end of the Tenancy our Inventory Clerk will once again meet with you at the property in order to formally check you out of the premises, hand over the keys and read the meters.
Your deposit will be returned to you after consultaion with the landlord and in accordance to the TDS, details of which can be found at www.tds.gb.com
